- A. Choose Your Floor Plan.
- Use our Home Pricing section with the Search feature to narrow the number of choices. Put in the number of bedrooms you want in your new home, and the number of bathrooms, the ideal home size in square feet, and your target price. This search should return 5 or 6 homes for you to choose from.
- B. Select the Optional Features you want in your home.
- Future website enhancements will allow you to Custom Design your home online by selecting all the Optional Features for your home. Until that time, please give us a call at 1-866-246-4567 and one of our Home Design Specialists will assist you with your selections. Some Optional Features are required for each home, depending on the intended building site requirements. All the other Options are up to your personal preference to make your new home comfortable and enjoyable.
- C. Send in a Deposit so that we can begin working on your new home.
- D. Home Financing.
- It is very important to have your financing arrangements completed before ordering your new home. If necessary, we will have one of our lenders contact you about financing your new home.
- E. Real Estate Selection.
- Your new home can be delivered to your private land, a leased lot, or to a Mobile Home Park. We can help you find the ideal location for your new home, or we can help you find a realtor in your area.
- F. Complete our Home Purchase paperwork and down payment.
- We will mail or e-Mail you paperwork for completion. Return the completed paperwork to us along with your down payment.
- G. Selection of a contractor to Develop your Project.
- We are a licensed contractor and welcome the opportunity to bid the preparation of your site in Nevada and Northern California. In other areas, we will help you find a qualified contractor. You should schedule a meeting with your contractor to visit your building site as soon as possible.
- H. Sign documents/contracts to allow your contractor to begin site preparation.
- Your contractor will apply for permits required for the building site. Documentation may be required by your state or county to convert your home to real property.
- I. Schedule an appraisal for your new home.
- You will coordinate this with your lender.
- J. Contact your local utility companies to set up an account for service to your building site.
- Your contractor will help you coordinate the schedule for each utility service to begin.
- K. Your home does not come with telephone or cable lines.
- You should arrange for these lines to be installed after your home is in place.
- L. Your contractor will begin the building site preparation process.
- M. When your financing is in place, we will order your home from the manufacturer.
- The Manufacturer will project a completion date for your new home. Your contractor needs this date to be sure the site will be ready on time. The completion date is only an estimate.
- N. We will help you arrange for Transportation of your home to your building site.
- O. Make sure the building site is ready before your home is delivered.
- Your contractor will coordinate the site preparation, building permits and inspections. You should contact your contractor weekly to make sure everything is getting done on time.
- P. Delivery of Your Home.
- After your home loan has been funded and payment has been received by us, your home will be delivered.
- Q. Home Set-Up and Construction.
- We will provide a list of qualified Set-Up Contractors in your area.
When your home arrives, the Set-Up Crew places it on the foundation. If it is a multi-section home, the sections are attached at the marriage line and the interior marriage walls, floor and ceiling are finished. The contractor will arrange for any additional construction that will be required to complete your new home. This may involve building a garage, adding a deck or steps, or the construction of a driveway. Utility lines are installed and connected.
- R. State and County inspections are conducted and Certificates are issued.
- The inspections are arranged by your Set-Up Contractor.
The inspections may take up to 30 days to complete. The requirements for these inspections vary from state to state, and from county to county. Your Set-Up Contractor should be familiar with the requirements and should make sure all certificates are in place before utility services can begin for your new home.
- S. Schedule Your Carpet installation.
- Your carpet is already in your new home, ready to be installed.
- T. Your lender will ask you to schedule the signing of documents with your escrow company.
- Your lender will have an appraiser take photos to document that all items included in your loan are present and complete. You may be required to provide financial documentation before final loan documents can be ordered. Funding your loan may take at least 2 to 3 days.
- U. Your contractor will coordinate any additional county requirements for getting your electric service and meters, well or water service and meters, and propane or gas service and meters in place.
- You should stay in contact with your contractor during this time to assure that services are in place before the final inspection.
- V. Final inspection.
- After your home is set and hooked up to the utilities, there will be a final detailed inspection by an authorized technician. This is called a 50-point inspection. They do a wall-to-wall, floor-to-ceiling check of your home. If there are minor adjustments to be made, they may be done at this time.
- W. Cleaning.
- You will arrange for a cleaning crew to do a construction cleaning of your home. If needed, an exterior wash should also be scheduled.
- X. Final walk-through.
- After funding is received by the escrow company for the balance minus the payment already made on your home, there will be a final customer walk-through so that you can inspect the home yourself to be sure everything looks okay.
- Y. You will then be given the keys to your new home.
- Fleetwood provides a 1-year warranty on your home. During the first year, you should call Fleetwood directly for any covered repair. If you purchased the additional Manufacturers Warranty, it will become active 1 year after your purchase date. During the course of this extended warranty, you should report all covered repair requests to your warranty company.
- Z. Your home is now ready for you to move in! Enjoy!
